Job Title: Property Management Officer

Location: Stockport SK1

Hours: Full time/37.5 Mon – Friday.

Pay Rate: £11.25ph. (Paid Weekly)

My client is looking to recruit an organised person with good customer service and time-management skills, for the role of Property Management Officer. This individual will work as part of the Property Management Help desk Team to manage and prioritise requests from both staff and residents either working in or residing at any one of our nationwide residential or office sites; the requests will relate to all aspects of property management which are required to keep the organisations owned, leased and managed properties maintained to a good standard for all users.

This role will require someone with attention to detail, a methodical way of working and good communication skills.

Main duties:

  • To provide polite, efficient and excellent customer service on the Property Management Help desk, whilst treating all stakeholders with empathy and respect.
  • To petition quotations and establishing best value for money whilst making use of charity discounts and other favourable terms and raise purchase orders for authorisation prior to committing to any expenditure.
  • To build good relationships with contractors and scrutinise all works and orders for quality and cost effectiveness then obtain feedback on services/works and follow up any issues raised.
  • Organise purchases, replacements and repairs of household appliances, furniture and service user mobility equipment for existing and new schemes and office premises.
  • To organise furniture and equipment removals using the in house team or external contractors for site moves, surrenders and handovers.
  • To organise service contracts (e.g. refuse, cleaning, pest control etc.) and contract renewals and work alongside Office Coordinator to ensure all contracts are recorded, monitored, appropriately renewed or cancelled, as required.
  • To arrange decoration, soft furnishings and flooring at sites ensuring that each request has been signed off by the appropriate manager.
  • Assist in rectifying issues reported by site staff in relation to services including cleaning, gardening and pest control.
  • To ensure all quotes and orders are appropriately documented and inputted on the databases as required.
  • To ensure feedback is received upon works completion and that jobs are closed down on the system where appropriate, and further measures taken following recent works if required.
  • To support the wider Property Services Department with administration and chasing up on completed jobs as required.
  • To support the Property Voids Coordinator with the management of all vacant properties, prioritising security, turnaround times and cost effectiveness.

To attend any relevant meetings with team members, taking notes, adding to discussion and following up accordingly.

General Duties:

  • To provide regular and written updates to colleagues as required.
  • To accept regular support and supervision from line manager.
  • To carry out all work in a manner consistent with the aims and principles of the company
  • To observe any written policies, procedures and guidelines for good practice agreed by the company.
  • To comply with and to implement the Equal Opportunities Policy of the company.
  • To maintain confidentiality at all times, in accordance with the agreed policy.
  • To identify own training needs in discussion with line manager and to attend training events and courses as required.
